  • Units Sold: 2,708 🔺 an increase of 5.6% from last month
  • Median Sales Price: $469,998 🔺 up 4.4% from last month
  • Average Days on the Market: 68 days 🔻 down from 80 days last month
  • Months of Inventory: 4.3 months 🔺 up from 3.8 months last month
  • Average Close to List Price: 93.8% 🔻 a slight decrease from 94.8% last month
 

Analysis

The rise in units sold this April compared to March indicates an uptick in buyer activity, likely fueled by the spring buying season. The increase in median sales price suggests that properties in Austin are appreciating, likely due to continued demand and a competitive market environment.
